Maui Real Estate Market Update: July 2026 + Local Favorites
Hi everyone, catching you up on Maui. It's been a few months since the last one of these, so there's a bit to cover: where prices have moved by neighborhood, a couple of new listings worth a look, and a few of my favorite finds from the past few weeks.
There's been a lot going on both personally and professionally this past year. I'm glad to be back here with monthly insights into what's happening on Maui, and honestly, hearing from some of you who missed these updates is what got me back to it. Thank you for that.
I'm also now with a different brokerage, Real Broker. It's smaller, but it's one of the fastest-growing real estate companies in the country, and they just announced they're acquiring RE/MAX, one of my former companies. This Month on Maui
Maui Real Estate Market Update: July 2026
Island-wide, through June 2026: closed sales across Maui County were up 29.9% from a year ago, while the countywide median sale price eased 3.3% and the number of homes on the market grew 2.7%. In plain terms, more sales are happening, at prices that have softened slightly from last year's highs.
This month's spotlight: North Shore. Single-family home prices in two of my home turf neighborhoods:
Haiku: year-to-date median sale price of $1,372,500, down 8.3% from the same point last year, on 26 sales so far in 2026.
Spreckelsville/Paia/Kuau: year-to-date median sale price of $1,200,000, down 14.9% from last year, on 11 sales year to date. That's a thinner sample, so I'd treat it as directional rather than definitive. There are more buyers seeking value but overall prices have remained fairly steady.
Both areas are pricing softer than a year ago, even with more transactions closing. If you want the numbers behind these, I pull them straight from the REALTORS Association of Maui's monthly report.
South Shore: Kihei, Wailea, Makena
The south side of Maui generally has the most activity due to condo sales and last month was no different. While there were slightly fewer home sales in June, condo sales more than doubled from 20 sales in May to 41 in June. With prices still in retreat but more positive outlooks on the horizon for short term rentals I think we’re seeing the market start to shift. More than half of those were cash buyers looking for what they see as good opportunities.
Upcountry: Makawao, Kula, Pukalani
Upcountry has been one of the more consistent spots on the island with volume and pricing remaining steady. Pukalani had the biggest jump in prices, which is a surprise since on average it’s more of a value buy market. Several Pukalani Golf Course adjacent homes, a Kula 200 home, and a home in the gated community of Kualona contributed to the increase. Even so these numbers are a rolling 12 month average so the increase in prices is real.
North Shore: Paia, Haiku, Spreckelsville
The North Shore on Maui saw a big drop in the 12 month rolling average. The sample size is very small so a few sales can make a big difference. I need to dig deeper on these numbers because it looks like the actual sales in June should be pushing these numbers higher. Paia had two significant sales in June at $4.25M and $11M, while Haiku had 6 sales with a median sold price of $1.8M.
West Maui: Ka’anapali, Kapalua, Napili
Maui’s West Side also saw prices retreat a bit, even as volume increased. The number of condos sold in June jumped to 8 up from only 2 in May. The number of condos sold remained the same but prices continue to fall as investors hunt for deals and owners get tired of time on market and increasing cost of ownership. We may be seeing the bottom of the pricing dip as changes to vacation rental zoning continue.

Josh’s Favorite Maui Finds This Month
Summer on Maui has been full of morning beach days, hikes in the forest, barbeques with friends, and a camping trip to Kipahulu. On top of that we’ve surfed, joined the rock climbing gym, and spent a few hours at the Maui Ocean Center. Six years into calling this place home, I'm still struck by how much changes season to season, in the surf, in the market, and everything in between.
Where We Wandered
Maui Aviation Day
The girls were really excited to go to the first annual Maui Aviation Day! It was a great event featuring a bunch of different kind of aircraft as well as emergency vehicles you could view up close. The kids enjoyed climbing in and out of the cockpits and seeing how some of the mechanicals worked. The only complaint was that it was HOT and there was a bit of a wait for the shuttle buses, but otherwise a fun free activity for the keiki.
Where We Ate
Baked on Maui
I don’t know when the fascination started with Baked On Maui but the girls are obsessed with these Cinnamon Rolls. They ask me every other day if we can go get some and its hard to say no. The baked goods, breakfasts, and the coffee are all delicious, and they have a great covered seating area that keeps you dry even when it’s raining in Haiku, which has been quite often this summer.
What the Kids Loved
Aloha Rock Gym
Finally made it down to this rock climbing gym, the only one of it’s kind on Maui. They did a great job building it out and it’s a fun spot to spend a few hours and let the kids learn a new sport. It also challenges them physically and mentally as they push the boundaries of what they feel capable of. I was impressed that both girls climbed to the top of the wall and did it with smiles on their faces.
